      In the same market where every square meter is measured and modelled, investment decisions still move on instinct. While data structures the city, sentiment still structures portfolios. The paradox is striking: Dubai builds on intelligence, but investors often act on emotion. Bridging this gap is no longer a philosophical goal, it’s a financial necessity.

      Dubai’s FDI inflows grew sharply until 2007 before a global-crisis-driven dip and gradual recovery.
