    The Central Bank of the UAE reduced its base rate to 4.15% in mid-September, easing local borrowing costs while average home-financing rates remain within the 4%–6% range.

    According to CBRE, residential prices to June 2025 rose about 14% year-on-year — apartments +13% and villas +16% — with 18,564 transactions recorded in August totalling AED 50.7 billion.

    Rents increased 7.2% annually, supported by solid leasing demand, while developer launches exceeded 50 projects in July. Overall, Dubai’s market signals a balanced phase amid resilient activity and moderate financing conditions.
