    In regional real estate discussions, Abu Dhabi is often compared to faster-moving markets. Yet for long-term capital, speed is rarely the decisive factor. Predictability, governance discipline, and institutional alignment matter more, particularly in residential and income-generating real estate, where capital duration extends well beyond market cycles.
