    The Central Bank of the UAE maintained a softer policy stance after cutting its base rate to 4.15 %, while typical mortgage offers remain between 4 % – 6 %, indicating stable financing conditions for both conventional and Islamic borrowers.

    Dubai’s residential values continued their upward trajectory, rising about 14 % year-on-year to mid-2025. August saw 18 ,564 sales worth roughly AED 50.7 billion, supported by persistent off-plan demand and healthy secondary-market activity.

    Annual rents advanced by 7.2 % for apartments and 5.3 % for villas, while more than 72 ,000 new units have launched year-to-date, underscoring strong developer confidence.

    Overall, Dubai’s property market appears to be in a balanced phase, with resilient end-user demand and sustained investment appetite.
