    The Central Bank of the UAE maintained its base rate at 3.65%, while average home financing rates stabilized between 3.07% and 3.98%, offering a constructive borrowing environment for both investors and end-users.

    Dubai’s residential price index rose by 0.71% month-on-month and 10.79% year-on-year, reflecting a selective and maturing growth trajectory. Total market activity remained robust with 17,461 transactions recorded, contributing to a monthly volume worth AED 72.4 billion as off-plan demand continues to lead primary market expansion.

    Rents increased by 1.26% month-on-month and 5.21% year-on-year, suggesting sustained yield strength even as February saw the launch of over 12,000 new units.

    Overall, the data points to a balanced phase in the Dubai property market, characterized by price stabilization and high absorption levels within emerging mid-market and luxury segments.
